Four Bedroom Villa with a private heated pool and breathtaking views of the town and lagoon - Ancient Sands - offers privacy as well as a peaceful neighbourhood feel because of its wonderful location.

The villa features three master bedrooms, each one has en-suite bathroom and 1 standard bedroom. There is an open-plan kitchen exposed to the living room where you can enjoy the view of the heated pool and beautiful lagoon.

The lagoon in front of the property is swimmable and the access is easy. 

The kitchen is equipped with a fridge, microwave, kettle, dishwasher, and kitchenware.

The house is fully equipped and air-conditioned, fully covered by a WI-FI connection.

Necessary amenities like a washing machine, coffee machine, drying rack, iron and ironing board are provided.

Step outside to discover your private oasis: a tranquil, swimmable lagoon right at your doorstep with easy access for a refreshing dip. The centerpiece of the villa’s outdoor space is a spectacular luxurious private heated pool surrounded by lush greenery and sleek outdoor lounging areas, perfect for basking under the sun or enjoying a refreshing swim.

Things to note:

The pool is all time heated from 1st October to 31 May, up to 29 degrees.

Outside of that period, the heating is not recommended as normal weather temperature is higher than 29 degrees and the thermostat switches off automatically.

QR codes permits and check-in instructions are shared automatically 24h before arrival.

Early / Late check-out can only be confirmed 24h before your arrival / departure.

-In line with Egyptian law, if one partner holds Egyptian nationality, an official marriage certificate is required. (Unofficial or “Orfi” documents are not accepted).

Non-Egyptian passport holders do not need to provide a marriage certificate.

-All guests' names and IDs/Passports to be sent upon booking confirmation or maximum before 72 hours before Check-in for Gouna QR code gate entry. (If disapproved by community security, the guest should initiate the cancellation and will be fully refunded)

-El Gouna entrance permits are not issued to tenants under the age of 21 unless they are accompanied by a legal guardian.
